Drain Cleaning and Sewer Water Jetting

First and foremost, we are a sewer and drain cleaning company, specializing in clearing any stoppage. We can clean all types and sizes of pipe, including concrete, clay, and plastic.

Unlike other drain cleaning companies, we focus on delivering the highest quality service from the very first moment we start working on your project. As the top provider of drain and sewer cleaning in Seattle, we can tackle any job.

Big blades and highly skilled technicians allow us to cut out tree roots, hair, and assorted debris safely and thoroughly from your side sewer or interior drain system. We also offer high pressure water jetters to clear and remove stubborn roots, grease, and muck. We are a complete sewer and drain cleaning service.

Whether your toilet is overflowing, the kitchen sink isn’t draining properly, or (worst of all) the sewer is backing up — clogs are inconvenient, messy, and often gross. Our team at Bob Oates offers effective and professional drain cleaning across the greater Seattle area, including Lynnwood and Tacoma. We are specialists in sewer and drain cleaning.

When you notice a problem in your house, our clogged drain service is designed to respond swiftly and efficiently, ensuring minimal disruption to your daily life. Our policy is to thoroughly clean your sewer or drain all the way to the city main, running the line several times to clear the stoppage, removing tree roots and foreign debris for many years to come!

Providing a drain cleaning service is more than just a job for us; it's a commitment to the community we've served for years, leveraging our extensive experience and state-of-the-art equipment to meet your needs. And at At Bob Oates, we always use the right machine for the job.

We employ Spartan drain cleaning machines with big blades to cut out and remove the toughest stoppages. Our larger model #1065 cable machines are able to clean effectively up to 100 feet. Our smaller machines can clean kitchen sink lines, bathtubs floor drains, downspouts — you name it, we can clean it. This is what we do!

We also offer free advice for those DIYers. Just call the office; if we can help you over the phone, we will. Whether it's a sewer line cleaning, fixing a bathroom sink, or advice on how to unclog toilets, our team is ready to assist with practical tips and guidance.

Should that not work out, and you've had enough, call us for fast local service with a smile! Whether you own a home, business, or both, you'll appreciate how quickly and efficiently we can get your pipes flowing smoothly again.

Bob Oates, a family-owned and operated business, is proud to serve the greater Seattle area, from Everett to Tacoma, with fast, locally dispatched technicians.

As a leading sewer and rooter cleaning company in the Puget Sound, we offer the most comprehensive drain cleaning methods. When the cable machines can't do the job, we provide water jetting and other non-invasive solutions for repair or replacement. One call, we do it all. We are a complete sewer and drain cleaning company.

What Happens During Professional Drain Cleaning Sessions?

At Bob Oates, we avoid harmful chemicals when performing drain cleaning services. We make sure that our team is fully qualified and trained to use snaking tools safely.

Liquid drain cleaners may provide a temporary solution, but they contain chemicals that eventually damage the inside of your pipeline with repeated use. Likewise, attempting to snake your drains yourself could prove disastrous if you use the wrong kind of snake, break or fracture a pipe or — worst case scenario — get your cable stuck. Inexperience can also cause bodily harm as well.

Professional drain cleaning services are methods used by our experts to thoroughly clean the inside of the pipeline and efficiently deal with your clogged drain. At Bob Oates, we specialize in rooter services, also known as professional drain cleaning, and only perform safe methods that provide lasting solutions without damaging your property or pipes.

Before we do any work on the drains at your property, we perform a professional inspection to determine the underlying cause of the clog. The inspection allows our technician to recommend the best solution for your home or business and pinpoints the location of the clog.

With your approval, we will then proceed to clean your sewer or drain. Upon completion, it is our policy here at Bob Oates to use a small camera with hi-resolution capabilities to take a detailed look inside the pipe. After the inspection, the technician will offer suggestions on how to prevent future backups.

Drain cleaning methods vary, and include traditional snaking, power rodding, and high-pressure water jetting — the latter being one of the most efficient and popular drain cleaning methods.

What Is High-Pressure Hydro Jetting?

Hydro jetting is one of the best and most thorough ways to clean a drain. It involves flushing the pipeline with a pressurized, high-powered stream of water. The water used during hydro jetting is powerful enough to cut through even the toughest of stoppages, including sludge, grease and tree root infiltration. During hydro jetting, a hose connected to a water tank and a pressurizing machine is inserted into an existing access point to the plumbing.

Working from the cleanout or access point, we can hydro water jet any sewer or drain line. Once the water is pressurized, your trained sewer and drain cleaning specialist turns it on and blasts it through the pipe, effectively clearing anything in its path.

Water jetting is superior to the traditional cable and cutting blade method. Traditional sharp spinning blades can do a good job but don’t clean as effectively as a water jet. The jetter cleans the entire pipe top to bottom, removing all debris like sludge and tree roots better than a cutting blade. The jetter is also able to clean a larger diameter pipe than the cleanout would normally allow a cable machine — and we can clean up to 200’ in length.

This drain cleaning service method does no harm to your existing pipes. Our technicians are trained to be able to control the speed and pressure of the water, carefully adjusting it to handle the clog at your home, business or rental property.

Should You Schedule Drain Cleaning Services?

Before searching for “drain cleaning services near me,” ask yourself if you know what drain problems look like. Some may be evident and require emergency drain cleaning, but others can remain hidden until they erupt into more significant issues.

Understanding when to seek a professional drain cleaning service is crucial in preventing minor issues from escalating into major plumbing emergencies.

Here are some clear signs that will tell you it’s time to call the Bob Oates team in for professional drain cleaning services:

  • Your sinks drain slowly
  • Your plumbing fixtures are backing up
  • A strong odor of sewage emanates throughout your home
  • Mold starts growing in your drains
  • Your water bills are spiking
  • You frequently struggle with clogged drains

No matter which of these issues you may be grappling with, the experts at Bob Oates Sewer & Rooter are here to help. We provide the most comprehensive drain cleaning in Seattle and guarantee that we’ll have your pipes cleaner than ever before!

How Often Do the Drain Lines in My Home Need to Be Cleaned?

At Bob Oates, we recommend routine maintenance and inspections to all of our clients. Regular sewer pipe cleaning is a key aspect of this maintenance, helping to prevent unexpected issues and prolong the lifespan of your plumbing system.

All of the pipes in your home will eventually need maintenance, but routine cleanings and repairs can mean the difference between standing knee-deep in water and enjoying an uninterrupted day-to-day schedule.

Over time, hair, grease, and debris can build up, resulting in clogs. To address these common issues, we regularly offer a drain cleaning special, ensuring that our services are both effective and affordable for our clients.

Sewer and drains can easily turn into catch basins for anything that shouldn’t be inside the pipeline. As debris accumulates, it becomes tougher and harder to break through.

In addition to foreign objects going down the drain and greasy buildup, tree roots can break through pipes and create clogs that are extremely difficult to remove. Slow draining, backflow, overflow, and odor are all signs that a drain is clogged and could benefit from a professional inspection and cleaning.

Alternative Drain Cleaning Methods

We recommend high-pressure water jetting whenever possible but can perform more traditional drain cleaning solutions, such as snaking and power rodding. At Bob Oates, we employ the use of different methods of drain snaking to handle different jobs appropriately.

Similarly, power rodding involves putting a device into the drain to clear the clog. Unlike snaking, which pulls the source of the clog out or dislodges it, power rodding uses both small and large blades attached to the end of the cable, rod, or snake, to cut through and break up clogs. Each of these drain cleaning methods has its own unique applications and can be used to eliminate tough blockages.

Innovative Repair Solutions

Every Bob Oates technician is trained and licensed to provide any repair and service you may need. Plumbing problems can be complex — even a routine drain cleaning can unearth bigger issues. Fortunately, our team is well-versed and equipped with state-of-the-art tools to provide all options of repair should you need them.

From sewer camera inspections and multiple options for cleanings and repairs, we're confident we'll have the perfect solution for your sewer drain cleaning.

At Bob Oates, we promise the most advanced solutions, accompanied by professional service and unbeatable pricing. If you’re plagued by repeated backups at your property, or you’re experiencing slow drains or odor, call today for a free quote. We’re on call for after-hours and emergency service.

FAQs About Drain Cleaning Services

What are the signs I need professional drain cleaning?

Recurring clogs, slow drains in multiple fixtures, gurgling sounds, fruit flies near sinks, or sewage odors indicate buildup or a blockage farther down the line.

What methods do you use for drain cleaning?

We use professional snaking and, when appropriate, hydro jetting to remove grease, scale, and debris from pipe walls for a thorough clean.

Is hydro jetting safe for my pipes?

Yes—when performed by a trained technician and used on compatible pipe materials. We inspect first to confirm that jetting is appropriate.

How can I prevent future clogs?

Avoid disposing of grease, wipes, hygiene products, and excess food scraps in drains. Use drain strainers and schedule preventive cleaning, especially in older homes or homes with large trees.

How often should drains be cleaned?

Many homes benefit from preventive cleaning every 1–2 years. High-use kitchens, older piping, or properties with frequent backups may need service more often.

Will drain cleaning fix a sewer line problem?

Drain cleaning clears blockages, but if the underlying issue is a broken or root-intruded sewer line, a camera inspection and repair plan may be needed.
